Receivership appointments covered a dizzying array of property type. But it was impractical to add or delete personnel as specific receiverships came and went. Consequently, we were driven to develop an operating platform and Team expertise to operate various product types without corresponding increases in personnel and expenses. The result is who we are today… a property management anomaly. We manage 4 product types: retail; industrial; office; and multi-family (including student housing). Our ability and capacity to rapidly expand without adding additional staff is unusual in our industry as is the ability to manage such diverse asset classes. Easily our greatest asset is the longevity and cohesiveness of our long time Team most of whom have been with TCRE for 15 to 27 years.
TCRE provides full service property management consisting of: lease up, lease administration & enforcement, tenant relations, evictions, all financial transactions, accounting, property inspections, code compliance, emergency management, and facilities operations and maintenance. We facilitate government inspections to ensure code compliance and the welfare of our Clients’ properties.
TCRE’s leasing brokers have earned deep leasing experience in retail, office and industrial product types. Our dual role as property manager and leasing broker allows for tenant continuity and beneficial co-tenancies favoring the asset’s overall financial performance. Our brokers are skilled in representing our Clients’ leasing goals and securing Landlord-oriented contracts. TCRE does not represent tenants.
Since 1994, TCRE has served as Receiver and Referee to both Federal and State Court Judges throughout southern California. Within just hours of the Court order, TCRE is on the property consolidating control over the asset. Most Court Appointed Receiverships require property Takeovers with no property records.
